Urban development framework planning; Scope of the service:; This specification is a call for tenders for urban development framework planning for the holistic and long-term development of the business center of the town of Elsdorf; In order to obtain an integrated overall concept, an interdisciplinary dialogue and planning process for the upgrading of the business center and the connection between the town center and the ErftCenter is to be carried out against the background described. The aim is a conceptual reorientation of this area in conjunction with a planning concretization and qualification of the urban space in cooperation with other planning participants. Aspects and qualitative requirements of architecture and urban planning are to be considered together with those of open space planning and traffic planning and brought together in an integrated manner.The aim is; to link the inner-city urban space and its shopping streets with the; ErftCenter; to establish a lively and diverse business center within walking distance between; ErftCenter and Köln-Aachener Straße\/Mittelstraße; to develop a lively urban quarter around the ErftCenter, taking into account the; expansion and conversion plans of existing retailers; to identify development potential for derelict or underused areas, in particular; for the area of focus area 2
