The subject of the services to be awarded are engineering services in the field of laboratory planning in accordance with §§ 53 ff. HOAI "Technical equipment" for the LPH 2- 3 and 5-8 for the construction project "Renovation 1st + 2nd floor" at the Max Planck Institute for Biophysics (BIOP) in Frankfurt for the following plant groups (AG): AG 7 Utilization-specific facilities (KG 474), General equipment (KG 611). According to a cost calculation, the estimated chargeable costs for the aforementioned facility groups are approx. 1.3 million euros net. The upper cost limit for the construction costs according to KGR 200 to 700 is approx. 11.7 million euros (net). Of this, KGR 300 and KGR 400 amount to approx. EUR 9.2 million (net). Description of procurement: The new building of the Max Planck Institute for Biophysics was realized in 2003 on the southern edge of the Riedberg campus of the Johann Wolfgang Goethe University Frankfurt in the immediate vicinity of the Max Planck Institute for Brain Research and numerous faculties of the Johann Wolfgang Goethe University.
The laboratory planning contract comprises the planning and execution of the conversion and refurbishment of two departments with laboratory rooms on the first and second floors and a laboratory area on the first floor used by all departments.
In addition, the two existing ventilation systems (TZ) will be refurbished during ongoing operations, taking into account the adjacent functional areas. In the course of this, the associated technical building equipment and fire protection requirements will be upgraded to the current state of the art. In addition, the surface will be refurbished, including the installation of fiber optic cabling in all offices in the southern section and the installation of a new passenger elevator in this area.
The room layout is to be designed as open-plan laboratories with evaluation stations. The room program for the refurbishment includes approx. 630 m² of biological laboratories (S1) with ancillary areas and approx. 450 m² of physical laboratories. The measure will be implemented in 2 consecutive construction phases (BA). The 1st BA comprises the refurbishment of the 2nd floor and the partial area on the first floor. The 2nd construction phase comprises the 1st floor including the office areas to be refurbished, the renewal of the central ventilation systems and the construction of the additional passenger elevator. The Max Planck Society attaches great importance to applicants being able to demonstrate in-depth knowledge of the construction of research buildings. Great importance is attached to cost-effective and timely execution. All construction work is carried out during ongoing institute operations. Planning, tendering and execution must take into account economic and energy management aspects as well as sustainability criteria. Planning is expected to begin after completion of the VgV procedure.
Special note regarding bidder questions due to special external events (e.g. Sars-COV-2 or Ukraine war): When preparing your offer, please take into account any possible or recognizable impairments, e.g. with regard to the availability of materials and products, manpower, a possible delay in the provision of required subcontractors, effects on any subcontractors, etc. Any questions arising in this context should be submitted in good time before the tender deadline via the eProcurement messaging system.
