Description

The plan is to completely renovate the listed building with a gross floor area of approx. 24,200 m² and convert it into a modern and flexible administrative location. The building ensemble was built in 1910 as the "Rosenthaler Tor" industrial building and consists of a front building, transverse building, rear building, four connecting side wings and a subsequently added side wing, as well as two inner and rear courtyards, each with a basement, first floor, four upper floors and a converted attic.
The following aspects are to be considered in coordination with and in consideration of the listed building status: Pollutant remediation, energy renovation, fire protection renovation, roof greening\/photovoltaic system, renovation of the façade construction, reorganization of transport routes (elevator arrangement), accessibility and arrangement of a roof terrace. In addition, the buildings are to be extended to the extent possible in order to accommodate possible space requirements.
The subject of this tender is the basic services of building physics LPH 1 - 6 and special services of LPH 8 (thermal insulation and energy balancing, building acoustics \/sound insulation, room acoustics) in accordance with HOAI, Annex 1, unless these are provided by the Energy Efficiency Expert for Historic Buildings (EEE):
1.2.1 Scope of application
(1) The basic services for building physics include:
? Thermal insulation and energy balancing (without services of the EEE see Annex 2.3)
? ? building acoustics (sound insulation)
? Room acoustics
In addition, the following special services are to be offered:
? Assessment of climate-related moisture protection to prevent unacceptable condensation (component design, vapor barriers, seals, etc.)
? Consideration of the interaction with interior insulation measures
? Thermal simulation to check the thermal insulation in summer
? Detailed building physics advice on thermally critical connections
? Calculated investigation of thermal bridges
? Detailed advice (component design, vapor barriers, sealing, etc.)
? Metrological inspection of the quality of the construction of building components or room properties
? Creation of an energy certificate for the entire building ensemble

The following special services are to be provided by the sound insulation expert:
? Building acoustics measurements for stocktaking or quality monitoring
? Preparation of the energy balance for the actual state and the planned target state
? Dimensioning the storage of building services systems
? Planning of room acoustics measures in rooms of all kinds
? ? development of room acoustic improvement measures
? ? simulation of rooms with special requirements for room acoustics
? Expert opinions in the context of approval procedures
? Calculation of noise maps, sound immission plans, development of noise reduction
