Description

The Pankow district authority is planning to build a new sports hall with new outdoor facilities on the site of the Wasserturm elementary school.

The future schoolyard design must comply with the general building regulations and technical standards.

The new construction of the outdoor facilities includes barrier-free break areas with play equipment and vegetation areas.
The two buildings are accessed via the central schoolyard. The choice of surface coverings is intended to minimize the runoff coefficient while ensuring accessibility. The paving is laid in a bed of crushed sand and chippings. Paths and squares have a minimum slip resistance of R11.

In front of the sports hall, a bicycle parking area will be created with a parking system that can be used on one or two sides. Two car parking spaces will be provided for people with limited mobility.
Benches will be installed at various locations. In the area of the "green classroom", a bench with a special stepped design is to be installed.

In accordance with the specifications of the above-mentioned expert opinion, a total of 20 trees with proof of origin from "occurrence area 2" and shrubs from "occurrence area 2.1" will be planted on the property in this first construction phase.
The planned planting areas surround the site and are laid out as low-maintenance, extensive plantings with robust, site-appropriate species of shrubs, perennials and grasses.
The planting areas will be maintained for a further three years (development maintenance) once growth has been achieved (end of completion maintenance) as a requirement of the standards for new school buildings in 2019.
The lighting will be provided by subcontractors.
Drainage planning is carried out in accordance with DIN 1986-100.
The rainwater from the paved areas is directed to a rainwater retention basin via yard drains, from where it is released into the sewer system with a delay. The yard drains, a shaft and RW pipes are to be installed via the contractor. The downpipes of the roof drainage and the façade gutters of the gymnasium are connected to collector pipes, which are also connected to the rainwater retention basin. The retention basin and collection pipes are installed via the outbuildings. The rainwater that accumulates on the surrounding vegetation areas is not connected, but seeps away or evaporates on site.
