Description
The market town of Höchberg is planning to renovate and extend its town hall, including an attic extension and conversion of the existing garage into a citizens' office.
The refurbishment will involve internal restructuring of the administrative departments on the individual floors and, if necessary, the relocation of rooms and resulting conversions within the floors. In addition, an extension is to be built to provide a multifunctional room for council and committee meetings, a wedding room and general facilities for smaller events.
An existing kitchen in the staff room adjacent to the new building in the town hall is to be used to supply the multifunctional room.
This is to be reorganized in the course of the project to create a suitable connection to the new building.
As part of the refurbishment of the historic town hall, accessibility and energy refurbishment must also be resolved. No internal insulation is to be used for the energy-efficient refurbishment - if necessary, the façade design is to be reconsidered. A concept for this is to be drawn up with the building physicist and the technical building services.
A gross floor area of approx. 120 m² with a BRI of approx. 600 m³ is currently planned for the new extension. This will be erected as a single-storey building with a pitched roof in direct connection with the town hall on part of the municipality's own plot number 245. The client attaches great importance to the economic and ecological design of the building and would prefer the new extension to be constructed in timber. In the course of further project work, economic and ecological options are to be considered.
The scope of the open space planning on plot number 245 covers approx. 180 m², but is currently of secondary importance as it is the first construction phase of a more extensive project.
However, the barrier-free entrances, if necessary in the outdoor areas, and the access routes to the buildings are already being planned and constructed in this first construction phase.
The refurbishment and extension of the town hall will be carried out in sections during ongoing operations.
The focus of the refurbishment is on energy-efficient refurbishment including fire protection, creating accessibility (via elevator - location still to be clarified), as well as extending the roof truss and smaller structural interventions in the interior to optimize the usable space.
As part of the project, the necessary specialist planning for the town hall renovation and the extension (e.g. building services planning, supporting structure, building physics, energy, soil surveys, etc.) will be commissioned separately by the market town.
The milestones for implementing the project are as follows
