Due to water damage, the daycare center in Lemwerder has to be extensively renovated both inside and out. The children will be relocated to a container facility for this purpose; The daycare center was completed in 2016. Since then, increased; moisture damage has appeared in the wall base area. This damage has become visible on the plaster and skirting boards, among other things. Several; expert reports unanimously criticize the; base penetrations and the exterior waterproofing. In addition, the building is located deep in the terrain and is exposed to pressing water due to accumulating water. A pollutant report has shown that there is water on the floor slab and the insulation has mold spores. The indoor air in the group rooms is not yet affected, but there is an urgent need for action, as the possibility of mold spores being transferred to the indoor air cannot be ruled out. As the insulation is contaminated, the entire floor structure will be removed and the mold removed. By exposing the floor slab; the approx. 40 floor penetrations can be remediated. Subsequently, a fine cleaning and component drying must take place. During the renovation of the interior, the exterior waterproofing will also be renovated. To do this, the building will be exposed all around the base area, the old waterproofing will be sanded down and new waterproofing will be applied. In addition, the waterproofing of the floor-to-ceiling windows in the lower area will be renewed. Due to the constant accumulation of water, a drainage system will be installed on the outside as part of the renovation to reduce the area exposed to water.As soon as the causes of the moisture ingress have been remedied, the floor will be; rebuilt and the children can move back into the daycare center; The renovation of the kindergarten is scheduled to begin in mid-January 2025, as soon as the children have moved into the interim container facility; One year is planned for the renovation. In January 2026, the children will move back into the daycare center; For the renovation of the outside area, the base area and the foundation around the entire building must be exposed. As the building is founded on piles, the foundation can be exposed up to approx. 80 cm below ground level. To create the excavation pit, the areas directly adjacent to the building must be exposed. As the; playground will continue to be used by the children, a construction fence must be erected to; separate the construction site; as soon as the excavation pit is exposed, the waterproofing in the base area; will be renewed. Once the waterproofing has been completed, the drainage pipes can be laid. The pit is backfilled with gravel and suitable; soil and compacted. A gravel strip will be created directly next to the building. However, not in the area of the playground. As soon as all the work has been completed, the outdoor facilities will be constructed as originally, due to the conditions on site, the drainage cannot be carried out in accordance with DIN 4095. This is a special drainage system. The; drainage is laid in level and cannot be laid frost-free. The primary purpose of; drainage is to carry the accumulated water away from the building. Some of the drainage water is directed into the nearby pond (a corresponding permit has been granted by the local authority) and some is connected to the existing underground pipes (a permit has also been granted here). Preparation and planning; Drainage pipes are to be installed at a height below the top edge of the floor slab. The earthworks required for this, including; removal of the excavated material, are part of the contractor's scope of services.
