Description

Building physics services, application areas of thermal insulation and energy balancing, building acoustics and room acoustics in accordance with Annex 1 to Section 3 (1) HOAI, Clause 1.2 LPH 1-8 and overarching special services for the following construction project:
Construction of a new 6-course grammar school with a triple and a single sports hall, an indoor swimming pool with a training unit, outdoor sports areas and the construction of a new facility for open child and youth work (OKJA) with the associated open spaces, Dreilingsweg, 81245 Munich, district 21 -Pasing \/ Obermenzing
The construction project is located in the public education area of the development plan with green order no. 2175, which is currently being drawn up.
The draft development plan provides for areas for housing, daycare centers, public green spaces and the new construction and expansion of roads and utilities adjacent to the public education area.
The school and OKJA are scheduled to commence use at the start of the 2030 \/ 2031 school year.
The area of the building plot is approx. 36,000 m² and is assumed to be undeveloped.
As part of an already completed VgV procedure for the object planning HOAI LPH 1-5, a preliminary solution sketch was drawn up. This envisages a 5-storey, obtuse-angled, meandering structure for the grammar school (with integrated apartment for the technical building management), adjoined by a 2-storey structure for the OKJA and the 3-storey sports building. Swimming pools and sports halls are arranged in one structure, partly on top of each other. The spans can exceed 25 meters and are subject to vibrations due to the sports use. The sports building is in direct proximity to the future access road and may require shoring on the road side to create the foundation. Escape routes are located in front of the school building in the form of escape balconies.
The school will be implemented according to the specifications of the Munich learning house concept and the standard room programs (6-stream grammar school, 4 exercise units (ÜE) sports halls, 4 ÜE outdoor sports areas, 1 ÜE swimming pool). The dining hall and break hall are intended as assembly areas for school and extracurricular events.
Most of the sports facilities are also to be planned for club use. Noise barriers may be required for this use.
The room program for the OKJA is to be planned according to the specifications of the social department (NF 1-6 approx. 435 m2, open space approx. 500 m2).
The bicycle parking spaces required for the construction project must be provided on the building site.
According to the draft development plan, the required car parking spaces are planned in a neighborhood garage located outside the building site, which is not part of the construction project.
The construction project is part of the 5th school construction program of the City of Munich.
Against the backdrop of the Munich City Council's decision in December 2019 to achieve climate neutrality, the use of renewable raw materials and the gray energy used, the promotion of circular construction such as the dismantling capability and separability of structures and the use of recycled building materials must be taken into account in particular. The new buildings are to be built partly or completely in timber or timber hybrid construction.
Intensive green roofs and/or PV systems are planned on the roof surfaces.
