Specialist planning for the technical building equipment in stages in accordance with § 55 HOAI from service phase 1 for the following described measures of the 1st construction phase for houses 21 and 24 of the property West:- house 21.the connecting structure between houses 20 and 24 is to be renovated and converted or demolished and rebuilt to meet the requirements of a connecting corridor for gerontopsychiatric patients and logistical supply.- house 24.house 24 is to be renovated and converted in accordance with the requirements of the relevant authorities. Both interior and exterior components must be taken into account for the renovation measure. The conversion measures are to be planned for the main use for the following specifics:- Cost group: renovation and use for storage and technical rooms, if applicable,- Ground floor: gerontopsychiatric day clinic with 25 treatment places,- Ground floor: barrier-free transition to the connecting building component House 21 for further barrier-free access to House 20,- Ground floor: psychiatric outpatient department (PIA),- Upper floor: conversion for the psychosomatic ward (Ward 51),- 1st floor: office and PC work areas, and if applicable Storage facilities,- extension of House 24 (adjacent to House 23).the extension of House 24 (23) is to be planned as an extension of House 24 and integrated into the overall external appearance between Houses 23 and 24,- cross-componentA therapy centre for the specialist areas of the gerontopsychiatric day clinic, psychiatric outpatient department and the psychosomatic ward mentioned in the components is to be considered in order to cover the needs of physiotherapy and occupational therapy. Requirements for simultaneity and possible dual use are to be worked out in consultation with the users.if it becomes necessary to work outside, e.g. from the building component against the ground, the necessary earthwork/civil engineering measures are to be taken into account and performed in the planning.interface areas to other parts of the building are to be taken into account in the planning with regard to separate redevelopment capability. The aim should be that areas that have already been renovated, newly built and upgraded do not have to be dismantled and/or destroyed or clearly defined when renovating neighbouring buildings. 4 construction budget documents (HU-BAU) are to be prepared for the construction measures, which are to be submitted to the public authorities for a total of 4 financial years. Each HU construction is to be coordinated with the parties involved in the public sector in order to safeguard the interests of subsidy matters and also to participate in meetings and appointments.stage (1) work phase 1-4 according to Annex 15 HOAI; stage (2) work phase 5-7 according to Annex 15 HOAI - option; stage (3) work phase 8 according to Annex 15 HOAI.
