Provision of preventive, predictive and corrective maintenance services and assistance to legal technical inspections of heating, air conditioning and sanitary hot water production (DHW) installations in the buildings of the Hospital Comarcal d'Amposta, Rehabilitación Amposta and Rehabilitación Sant Carles de la Ràpita. Provision of services that include preventive, predictive and corrective maintenance, which comes from the medium voltage facilities of the transformation center of the Hospital Comarcal d'Amposta to ensure that it is in conditions necessary for its proper operation with maximum energy efficiency, ensuring safety, durability and environmental protection, Provision of services that include preventive maintenance, Predictive and corrective services that come from the installation of emergency power supply by generator in the buildings of the Hospital Comarcal d'Amposta and Rehabilitation Amposta, Provision of preventive maintenance services, predictive and corrective power supply Uninterrupted Power Supply System (UPS) and UPS of the surgical block located in the building of the Hospital Comarcal d'Amposta. Provision of preventive and predictive maintenance services for lightning protection installations in the buildings of the Amposta Regional Hospital and Sant Carles de la Ràpita Rehabilitation. Provision of preventive maintenance services and corrective maintenance services of the "all risk" type for lifting appliances, corrective maintenance excluded from the "all risk" modality, as well as the technical assistance necessary for the regulatory inspections to which they are subject, in the building of the Hospital Comarcal d'Amposta. Maintenance has as its objective and purpose to guarantee that the installations include all the necessary conditions for their correct operation with maximum energy efficiency, guaranteeing safety, durability and protection of the environment. The provision of preventive, predictive and corrective maintenance services for all fire detection and extinction installations in the buildings of the Amposta Regional Hospital, Amposta Rehabilitation and Sant Carles de la Ràpita Rehabilitation. Maintenance has as its objective and purpose to guarantee that the installations include all the necessary conditions for their correct operation with maximum energy efficiency, guaranteeing safety, durability and protection of the environment. Provision of preventive, predictive and corrective maintenance service for the analogue telephone exchange located in the building of the Amposta Regional Hospital to ensure proper operation, use and operation. Provision of preventive, predictive and corrective maintenance services for the automatic doors of the surgical block and the rest of the automatic doors installed in the building of the Hospital Comarcal d'Amposta, to ensure optimum operation and guarantee use and operability, in compliance with the regulations in force. Provision of preventive, predictive and corrective maintenance of the pneumatic transport system of the Amposta Regional Hospital building, to ensure proper use and operation. Provision of cleaning and disinfection services for air-conditioning ducts in controlled environment areas, considered as preventive maintenance work in order to offer adequate hygiene and health conditions that guarantee optimum environmental quality in order to comply with all current regulations on environmental quality in controlled environment rooms. In compliance with current regulations and in accordance with the prescriptions of this lot, the air-conditioning ducts of the surgical block and the air-conditioning ducts of the clean room of the pharmacy of the Hospital Comarcal d'Amposta will be cleaned and disinfected. Provision of the service of validation of controlled environment rooms to guarantee the maximum conditions of environmental hygiene of the surgical block and the clean room of the pharmacy of the Hospital Comarcal d'Amposta, taking care that they are spaces of controlled environment. This work of environmental validation of controlled environment rooms is considered as a preventive maintenance work. Provision of the environmental quality audit service to guarantee maximum environmental hygiene conditions in centres with an installed thermal power greater than 70kW. The environmental quality verification work included in the audit, considered as preventive maintenance, will be carried out annually. Performance of the periodic inspections, checks and verifications established by the regulations in force for the different types of facilities described in this lot, in accordance with the periodicity indicated for each of them and which must be carried out by an Authorised Control Body registered in the RASIC to operate in Catalonia.The regulatory fields affected by this lot in the facilities of the building of the Hospital Comarcal d'Amposta are the following: Periodic inspection of elevators: ElevatorsPeriodic inspection of private high voltage installationsPeriodic inspection RITE - Thermal installations in buildings Provision of the annual services of cleaning and disinfection of plumbing installations against legionella (networks of pipes, accumulators, cisterns and general installations of cold and hot sanitary water in the centre, etc.).Based on the action protocol currently established in the Hospital Comarcal d'Amposta, the collection and analysis of at least twenty-two (22) samples in total is required. the efficacy of the treatments applied to the facilities must be guaranteed, the subsequent analyses must give negative results for the presence of legionella. If, after cleaning and disinfection of the plumbing installations and subsequent statutory sample collection, the analysis of the samples gives a positive result, the necessary treatment must be applied to combat the positive results, as well as the subsequent collection of samples at those points where these positive results have been produced, all at no cost to the contracting entities. Provision of auditing and certification services for the correct application of the cleaning, disinfection and self-control programme against legionella, which will have to be carried out by an entity authorised by the Department of Health of the Generalitat de Catalunya as a Review Entity for high-risk facilities. At the end of the inspection in case the result is favorable, it will be obligatory to deliver a certificate. Provision of periodic insect and rodent pest control services inside the buildings of the Amposta Regional Hospital, Amposta Rehabilitation and Sant Carles de la Ràpita Rehabilitation, avoiding the exposure of professionals and users of the centres to pesticides.Disinsectisation and rat extermination will be carried out in accordance with the regulations in force; the maximum efficiency of the service will have to be guaranteed, avoiding the exposure of professionals and users of the centres to pesticides and the following actions will have to be carried out:Prevention, treatment and annual maintenance of insect exterminationPrevention, treatment and annual maintenance of insect exterminationPrevention, punctual treatment and maintenance at any time of the year of insect extermination Provision of urgent corrective maintenance service (repair, unblocking and cleaning) of the sewer system of the centres dependent on the Amposta Regional Hospital, SAM, which require immediate action by means of a lorry - pump or tank.Since this is urgent corrective maintenance, this service will only be provided when this emergency action is required. Provision of the cleaning service of windows and blinds of the building of the Hospital Comarcal d'Amposta.Given its characteristics, to perform the cleaning of windows and blinds of the Hospital Comarcal d'Amposta, which consists of 4 floors inhabited above ground level, companies will have to be accredited to perform work at height and will have to provide all the elements and technical means necessary to carry out the work assigned.Given that this is a programmed corrective maintenance, the cleaning of the windows and blinds will only be carried out when the entity requires it, with sufficient notice to plan and coordinate the work to be carried out. Provision of repair services for blinds and windows in the buildings of the Hospital Comarcal d'Amposta, Rehabilitación Amposta and Rehabilitación Sant Carles de la Ràpita.given that this is a programmed corrective maintenance, the repair work will only be carried out when the entity requires it, giving sufficient advance notice to plan and coordinate the work to be carried out. Provision of the painting service for the interior rooms, i.e. the rooms of the buildings of the Hospital Comarcal d'Amposta, Rehabilitación Amposta and Rehabilitación Sant Carles de la Ràpita...Given that this is a programmed corrective maintenance, the painting work will only be carried out when the entity requires it, with sufficient advance notice to plan and coordinate the work to be carried out. Replacement of the absolute filters of the controlled environment rooms in order to obtain, over time, their optimum environmental quality conditions. For this reason, it is necessary to carry out preventive maintenance in order to comply with current regulations on environmental quality, as well as to guarantee and maintain the corresponding classification according to ISO standards for the type of rooms with a controlled environment. The cost of the filters will be included in the offered price. Provision of preventive and predictive maintenance service for the air conditioning units located in the building of the Hospital Comarcal d'Amposta in order to achieve optimum operation of the units producing cold and heat. In order to carry out this task, the protocols and maintenance programmes recommended by the manufacturer must be strictly complied with, and the prescriptions established in the Regulation on Thermal Installations in Buildings (RITE) must be fully observed.
