You must register as an "Interested Vendor" to download the electronic file.*****************************************************************************************OVERVIEW:The City of Moncton is seeking to engage the services of a highly qualified, experienced and knowledgeable firm to provide Property Management Services for a newly constructed policing operations facility slated for occupancy by Summer 2025 (the "Codiac Regional Policing Facility"), located at 199 Albert Street, Moncton, N.B.The CRPF building will be approximately 72,000 sq.ft. in size on two (2) levels, in addition to two (2) mechanical penthouses. The building will be occupied by approximately one hundred and seventy-five (175) RCMP staff, and approximately one hundred (100) municipal employees. Property Management Services shall include, but not be limited to: - Annual building inspections- Day-to-day building maintenance services- Building preventative maintenance services- Health and safety requirements- Information management- Reporting and monitoring- Emergency preparedness - Project delivery services (tenant services, minor repairs under $5,000 and emergency repairs)As the CRPF will serve as the regional operational headquarters for the RCMP's policing service areas in Moncton, Dieppe and Riverview, THE FACILITY WILL BE OCCUPIED AND MUST REMAIN FULLY OPERATIONAL TWENTY-FOUR (24) HOURS A DAY, SEVEN (7) DAYS A WEEK, THREE HUNDRED AND SIXTY-FIVE (365) DAYS A YEAR.ELIGIBILITY OF PROPONENTS: Proposals shall be considered from established firms / agencies who have been in the business of providing professional property management services for commercial / institutional clients for a minimum of five (5) years, are financially stable, can provide a minimum of three (3) clients for whom they have provided similar services to that specified in the RFP within the last five (5) year period, and have sufficient labour, equipment and resources to provide reliable, timely, and professional services to the City of Moncton in the manner and capacity required. PROPOSED CONTRACT TERM: The proposed term of the agreement is for a five (5) year period, commencing from the date of award. The City may exercise an option to renew the agreement for up to five (5) additional one (1) year periods, if it is in the City's best interest to do so. Firm pricing shall be provided for Years One (1) to Five (5), and a maximum percent price increase shown for the "optional" contract period (Years Six (6) to Ten (10)).
