Description

1. PURPOSE OF THE CONTRACT

1.1 OMHM is proceeding with a public call for tenders for post-disaster rehabilitation and complete refurbishment of the building and electromechanical systems, at Angers Homes, 1625 Galt Street, South-West Borough, Montreal, Quebec, H4E 4J7.

1.2 The project consists of performing all work in accordance with the contract documents. Without limitation, the scope of work includes:

The complete reconstruction and refurbishment of 102 units, common areas and a community hall following a disaster.

All interior stripping and decontamination work has been completed, with the exception of the ground-floor vestibule.

ARCHITECTURE

- Complete rebuilding of interior living and common areas: partitions, floors, ceilings, equipment, integrated furniture, etc;

- Replacement of the roof;

- Replacement of exterior doors and windows;

- Partial rehabilitation of the exterior envelope, including replacement of parapets and staining of existing masonry;

- Modernization of the marquee and main entrance;

- Refurbishment of balconies and new external railings;

STRUCTURE

- Repairs and corrections to the existing structure.

- Reinforcement and addition of bracing.

- Reinforcement of existing block walls;

- Rehabilitation of floor levels, including sealing of non-required openings.

- New floor openings.

- Complete rebuilding of basement slab.

- Poured concrete structure for new wolf jumps;

- Related work in coordination with other disciplines;

ELECTROMECHANICS

- Dismantling and demolition of all electromechanical components and systems;

- Complete replacement of all ventilation, heating, plumbing, electrical and telecommunications systems and components throughout the building;

- Upgrading of ventilation systems in common areas, apartments, exits, garage, basement mechanical rooms and waste management rooms;

- New rooftop ventilation unit;

- New electrical entrance and related work;

- New security, access control and video surveillance equipment;

- New control and regulation systems;

FIRE PROTECTION

- Upgrade of the entire fire protection system, including new sprinkler system, fire alarm, siamese pipes, sprinklers, etc...

LIFT

- Refurbishment and modernization of elevators;

CIVIL & LANDSCAPE

- Excavation/backfilling and levelling for landscaping work;

- Replacement of main supply conduits;

- Separation of storm and sanitary water;

- Water retention system;

- Exterior landscaping;

- Drainage upgrades and landscaping restoration;

- French drain.

DECONTAMINATION

- Demolition of asbestos-contaminated vestibule on ground floor.

Soot removal on some existing components.

1.3 The work will be carried out in a 7-storey building with a basement, comprising a total of 102 units and common areas and a community room on the first floor, dedicated to senior citizens.

The typology is divided into 81 one-bedroom units and 21 two-bedroom units. Seven 1-bedroom units are adapted for people with reduced mobility.

The building has a steel structure and a poured concrete foundation.

The floor of the upper storeys is composed of a 64 mm concrete slab with metal lattice supported by "Hambro" open-web steel joists.

The ground floor slab is concrete.

The exterior envelope consists mainly of textured concrete blocks.

Metal parapet cladding crowns the building around the perimeter of the roof. The roof is covered with an elastomeric membrane.

1.4 During construction, the units will be vacant.

2. DURATION OF WORK

2.1 According to current planning, work is scheduled to start as soon as the letter of commitment is signed, but this date may be modified by OMHM. In such a case, the modification cannot be used to justify a request for extras on the part of the successful bidder.

2.2 The work must be carried out within a maximum of 375 working days from the date confirmed for the start of work in the letter of commitment.

Important: The maximum time allowed for the work includes, but is not limited to, the time required for shop drawings, procurement of materials/equipment, mobilization to the job site, any off-site and on-site coordination and construction work.
