Initial situation
The gymnasium and multi-purpose hall in the Kückhoven district of Erkelenz is part of the infrastructure of the formerly independent municipality of Kückhoven.
The multi-purpose hall is located in the Kückhoven district and is initially used as a gymnasium for school and club sports. It is also available to local clubs as an event hall and is an assembly venue as defined by the Special Building Regulations (SBauVO NRW).

The core of the hall was built in 1956 and extended in 1980. The building is divided into a two-storey front building with a vestibule, equipment rooms and a changing area, the actual multi-purpose hall with 305 m2, a single-storey changing and sanitary area in front and a single-storey area at the rear with storage, technical and recreation rooms. This floor space currently amounts to 1,030 m2.

In the run-up to these renovations, the existing building was examined in detail in order to gain an overview of the necessary renovations and to determine the renovation costs. It was found that the building was in a very poor state of maintenance overall. This is also due to the fact that in the original planning, the Kückhoven site was located in the open-cast mining area, meaning that the necessary building maintenance work was only carried out to a limited extent at that time.

The existing roof covering consists of old, asbestos-contaminated corrugated eternit panels. It can be assumed that a new and more highly insulated roof covering will require a structural upgrade of the existing supporting structure made of steel lattice girders. As part of this, the lightning protection must be renewed, including the down conductor on the façade. There are also cracks in the masonry in the area of the adjoining rooms, which need to be repaired as part of the project. The existing exterior masonry shows damage to the pointing. Extensive renovation of the load-bearing and bracing components is therefore required before the renovation of the outer shell and the indicated insulation measures.

The interior of the building is also in urgent need of refurbishment. This initially affects all areas of the gymnasium and multi-purpose hall.
