Description

Building 1 is part of the Berlin Fire Department property in Nikolaus- Groß- Weg in the immediate vicinity of the Spree and freeway ring road in the western part of the city. The building has 2 storeys (ground floor, first floor) and a good quarter of it has a basement. On the first floor there are utility rooms such as IT, telecommunications room and storage and function rooms, as well as the vehicle and reserve hall. Due to the height of the vehicle hall, there is a high cavity above the suspended ceiling on the ground floor. The upper floor houses all of the fire brigade's staff rooms such as offices, canteen, rest rooms, training rooms, changing rooms, sanitary facilities and recreation rooms. The building is closed off at the top by a flat roof. The supporting structure consists of a reinforced concrete skeleton construction with StaKa ceilings. The load-bearing columns and stairwell walls are solid reinforced concrete structures, while most of the room partition walls on the upper floor are lightweight Rabitz walls (7-10 cm thick) with sprayed concrete. On the first floor, the walls are predominantly solid brickwork due to the excessive ceiling height. The building will be completely demolished, including the removal of harmful substances down to the reinforced concrete skeleton structure. The building shell will be energetically renovated in the form of a prefabricated, pre-hung façade made of timber frame elements, with replacement of all windows and doors, replacement of many vehicle hall doors, renewal of the roof structure including raising the parapet. All interior areas including the entire technical building services, including the installation of an exhaust gas extraction system, a light liquid separator (LFA) and a fire alarm system will be renovated mainly in dry construction. The existing reserve hall will be converted into a continuous vehicle hall.
The building under consideration, Building 1, has a gross floor area of 2,752m2 (including basement), 2 full storeys and a total volume of 11,603m3. GFA basement: 287.55m2 GFA ground floor: 1,186.74m2 GFA upper floor: 1,277.88m2
