Description

The City of Bad Salzuflen intends to sell the VitaSol Therme and to build and operate a thermal spa hotel. The subject of the contract is the construction of a thermal spa hotel and the joint conceptual operation of the VitaSol Therme and the thermal spa hotel. The VitaSol Therme and the land available for the hotel are located directly adjacent to the town forest and the beautiful landscaped garden in the northern area in the Bad Salzuflen district.
The aim of the award is the long-term joint operation of the VitaSol Therme together with a thermal hotel yet to be built, in order to create a strong and good offer with this ensemble, especially in the field of health tourism beyond the region. For this purpose, the existing VitaSol Therme, which is currently in operation, is to be sold together with the property. In the future, the operation of the spa hotel and the VitaSol Therme should be conceptually coordinated with each other. The VitaSol is a thermal spa and sauna complex in the northern part of Bad Salzuflen. On a total area of 6,000 square meters there is a thermal bath, a sauna landscape, a wellness area, a fitness and prevention area as well as a gastronomic facility under the name KochWerk for the catering of the guests. The VitaSol fulfills a wide range of customer wishes for health and relaxation offers on a water surface of approx. 1,700 square meters. With a good traffic connection through the Extersche Straße and at the same time a quiet atmosphere through the directly adjoining spa and landscape garden, which can be reached on foot, supra-regional customers can be reached. The VitaSol Therme was built in 1969 and completely renovated in 2000. Further fundamental renovations have taken place in the following years. The spa and its operation have been leased since 2008. Increasing visitor numbers have been recorded up to 2019. The number of visitors to the Therme rose to a new record level of over 400,000 visitors* in 2019. The VitaSol has different health, wellness and prevention offers, including mainly the thermal bath, therapeutic treatments, a fitness club, a wellness landscape and gastronomy. Sales revenues were increased in all areas. In the indoor area, the spa has, among other things, nine different pools with a wide variety of attractions, including underwater music and steam, bubble and intensive brine pools. In the outdoor area, there is the attraction pool with a flow channel and a sports pool. A large part of the pools are brine-based with the supply from the Bad Salzufler brine of the Gustav Horstmann spring. The sauna park has its own warm pool and currently eight different saunas distributed indoors and outdoors. A spa hotel is to be built directly adjacent to the VitaSol Therme on the eastern side of the property. The property for sale (plot 775, parcel 32, Bad Salzuflen district) offers a site area of approximately 10,000 square meters in this area. Currently, the area is used as a parking lot for the VitaSol Therme. In addition to various green areas, the area is primarily asphalted and graveled. In order to distinguish Bad Salzuflen as a location for health excellence and to gain national recognition for attractive offers in health tourism, a spa hotel is to be built to complement the VitaSol Therme. Domestic tourism has risen steadily in recent years. It is expected that this trend will continue to develop positively in the future. Also due to the Corona pandemic, there is an increased demand for recreation and vacation resorts within Germany. This perceptible trend is seen as an opportunity for the health resort Bad Salzuflen, so that an increased demand of overnight stays directly at the thermal spa is expected. A combination of the thermal spa VitaSol and a thermal spa hotel offers various synergy effects, which are further strengthened by the outstanding location in the urban area of Bad Salzuflen. For this reason, a thermal spa hotel is to be built on the property to be sold, geared to the health industry sector. The hotel is to receive at least 4 stars according to the criteria catalog of the DEHOGA and have a capacity of at least 80 rooms. The offers of the hotel are to concentrate on the hot springs focus "health and wellness". Accordingly, the hotel is to be operated in close connection with the VitaSol Therme. In the future, the spa and the hotel are to be very consistently oriented towards relaxation and health. New and attractive services in this area are to be permanently sought out.
