Description

Facilitation services for 66 properties in the school portfolio managed centrally by BIM GmbH are being tendered in four lots.

For the properties, the contractor is to provide certain management services for integrated technical management. These are basically divided into facility management (including property management, technical service, defect claim management) and technical building management services (including operational management/property operation, maintenance, tree inspection, operational services).

The object of management comprises 66 properties with a total gross floor area of around 1,061,000 m², which have been combined into lots. In terms of types and intensities of use as well as size, location, accessibility and, in particular, facilities, this is a very heterogeneous and challenging property portfolio to manage.
In terms of ongoing management, the properties are characterized by the complexity of their structural and technical conditions and their specific usage requirements.
The following lot structure is planned for the award of the services in question:
- Lot 1 (North) 15 properties approx. 251,300 m² GFA
- Lot 2 (South\/West) 18 properties approx. 297,700 m² GFA
- Lot 3 (East) 17 properties approx. 237,000 m² GFA
- Lot 4 (center) 16 properties approx. 275,000 m² GFA

As part of its property management services, the contractor must ensure that the obligations of other infrastructural trades (winter services, cleaning, security services) are fulfilled as part of its monitoring and control services. The contractor coordinates and controls the relevant technical and infrastructural services as the contact and interface "property management" between the client and the user and is available to both the client and the contractor as the responsible contact person.
