On the property at Heinkenborstler Weg 14 in 24589 Nortorf (plot 40/1, parcel 543, district of Nortorf, municipality of Nortorf), the town of Nortorf is planning to extend and renovate the sports home. The sports hall serves as a sanitary and changing area for the adjacent sports facilities. In addition to the irregular use as a snack bar at sporting events and meetings of the sports club, some rooms and the kitchen are used on school days by the neighboring Nortorf community school as a canteen for lunchtime meals.
Overall, there are no changes to the approved uses, number of users and operating hours compared to previous approvals. The planned extensions are merely intended to cover an appropriate space requirement for the functions already included in the changing and sanitary facilities.
The structural measures primarily concern the restructuring, enlargement and modernization of the existing inadequate changing areas, also with a view to creating individual barrier-free areas. As an extension on the first floor would be difficult due to the basement and the outer walls of the basement are in need of renovation anyway, extensions to the north and south are planned. At the same time, there is the possibility of creating a more spacious access to the sports field.
A further component of the measure is the energy-efficient refurbishment of the entire sports home section of the building to efficiency building 70. In addition to the structural improvement of the exterior wall surfaces and windows as well as the floor in the basement, the technical systems in particular are to be made more efficient. The extensions are to be built to the Efficiency Building 40 standard.
