The Rostock State Building and Real Estate Office is planning an administration building on behalf of the Federal Real Estate Agency. The property will be an office and warehouse building and also includes traffic facilities such as parking spaces, garages and bicycle stands in the adjacent area.

The building is planned with two to three storeys and must not exceed the eaves height of 12.61 m above the attic. The property will be assessed by the town planning department in accordance with §34 BauGB. The cubature has been submitted as an angle in the urban planning statement; a bar is also conceivable. The planning must take space efficiency into account and adapt to the two existing buildings. The property is to be developed further in the long term. The possibility for this exists on the northern boundary of the property. There are no plans to develop the area, but the possibility of a traffic connection to the property should remain.

The building will not be publicly accessible. The area to be developed is located on a fenced-in property belonging to the Rostock customs office. The accommodation of 37 workplaces is subject to confidentiality. Security requirements must therefore be taken into account. The first floor in particular must offer protection against access, locking and breakthrough protection, etc. Access and rooms should also be electronically monitored.

Accessibility must be guaranteed. An elevator is planned, based on the BImA's accessibility concept (will be sent after commissioning).

The Assessment System for Sustainable Building (BNB) will be used for the administration building. The aim is to achieve the silver standard for office buildings according to BNB. In addition, the federal government's energy efficiency decree is to be applied.

Functional area 1: Administration

The office space covers 339 m² and includes offices, group work rooms and storage rooms. In addition, several storage rooms with a total area of 72 m² and technical rooms are planned. A further 67 m² is allocated to a meeting room, a break and standby room and a kitchenette. A changing area is also planned. Sanitary areas are to be planned on each floor with administrative use.

Functional area 2: Garages\/parking spaces

A garage at ground level is proposed, but an underground garage may also be possible if it is economically viable. The garage can be part of the building. The garages are to be designed as unheated rooms.

In addition, 29 parking spaces, including one disabled parking space, are to be located outside the building.

For the TGA trades, planning with increased safety requirements must be taken into account for the new administration building. The building must be designed to be energy-efficient. AMEV, ASR and the BImA guidelines apply.

AG 1.4 Electrical (heavy current)

The entire electrical installation of the building, including outdoor facilities and HAR, must be planned. This includes low-voltage installation systems, lighting in accordance with ASR, electromobility, lightning protection and earthing systems. UPS systems must be provided for individual technical systems.

AG 1.5 Telecommunications \/ IT systems

To be installed: Telecommunications systems, search and signaling systems, time service systems, electro-acoustic systems, hazard detection and alarm systems as well as transmission networks (IT network, telecommunications system)
An IT room with network cabinets must be provided, which is windowless and air-conditioned.
