Description

The goal of the full building renovation project at 334 Furman Street in Brooklyn Bridge Park is to introduce classroom space and renovate office areas and involves a comprehensive overhaul of an existing structure to create a modern, functional environment for both educational and professional use. The project includes the transformation of existing spaces to accommodate new, state-of-the-art classrooms equipped with advanced technology and flexible layouts to support various teaching methods. Simultaneously, the office spaces will be renovated to enhance productivity, with upgraded finishes, improved lighting, and ergonomic design. The renovation will also address infrastructure improvements, such as vertical transportation and updated electrical and HVAC systems, to support the new functions of the building. The overall objective is to create a cohesive and efficient space that meets the needs of both students and staff.Currently, BBP along with the BBP Conservancy occupy only the first floor which is the only conditioned space in the building. The second and third floors are unoccupied, save for storage of park materials and files. The have been no infrastructure improvements made on the second and third floor in over 20 years. The third floor, just below the roof, has skylights that have been roofed over. The cast in place structure around the skylights is spalled and reinforcement exposed and rusted. The program for the third floor calls for the reactivation of the skylights. Additionally, the 3rd floor has cast in place concrete walls that conflict with the program and the Consultant Team will need to review the structural nature of these walls and accommodate the program for the space through the design and engineering process.BBP recently engaged Gensler Architects (Gensler) to complete concept programming and preliminary code review study for the renovation. The study is included in this RFP as Exhibit 4. Submitted proposals should be consistent with the goals and guidelines outlined in the programming study. To the extent that a submitted proposal differs significantly from the results of this study, Respondents should submit a narrative explaining the justification for the change.
