Description

All measures for the safe, functional, economical and environmentally friendly operation of the property, the buildings and the technical systems, and the safeguarding of operator obligations by the contractor. The contractor is responsible, among other things, for the cyclical and timely maintenance and inspection during and after the expiry of the manufacturer's warranty for systems in the cost groups in accordance with DIN 276:

The Contractor shall guarantee a fault/standby service with appropriate personnel and equipment on working days from 6:00 am to 8:00 pm. The Contractor shall set up a functional control center to accept fault reports when taking over the property. Response and resolution times are based on the fault category A-C of the systems. Depending on the category, response times of 1 hour to 48 hours and resolution times of 6 hours to 7 working days are required.

The required services are in accordance with DIN 31051 \/ EN 13306, DIN 32736,
the guidelines of the working group for mechanical and electrical engineering of state and
municipal administrations (AMEV), VDMA 24186 and in accordance with the general regulations\/standards and recognized rules of technology such as:
- DGUV V4, testing of portable electrical equipment or stationary electrical systems and equipment
- VDI 2052, Ventilation systems for kitchen facilities
- VDI 2035, Prevention of damage in hot water heating systems
- VDI 6022, Hygiene inspection of ventilation systems
- VDI 6023, Drinking water\/ Legionella testing incl. chloride and chlorate measurement
- TrinkwV 2001, drinking water testing in accordance with the current version
- TRBS 1201, tests\/inspections of work equipment and systems requiring monitoring
installations
- TRBS 2181, Protection against hazards when trapped in
means for accommodating persons
- TRBS 3121, Operation of elevator systems
- BetrSichV, Ordinance on Industrial Safety and Health
- 42nd BImschV, Federal Immission Control Ordinance

Applicable regulations, official requirements and provisions, public law requirements, manufacturer's specifications and special features of the property\/use must be observed.

The start-up phase begins with the award of the contract and ends on 31.03.2025; it includes familiarization and instruction of the property and service personnel in the property and facilities as well as their takeover. A project manager experienced in property takeovers, the property manager and service personnel must be available.

The Contractor shall appoint a property manager and a deputy. The site manager must be present for 5 hours every working day; requirements can be found in the suitability criteria and tasks in the service description.

The Contractor shall deploy a building technician (HT) and appoint a further HT and their deputy for each trade. At least one technician must be on site from 07:00-17:00. Requirements can be found in the suitability criteria, tasks in the service description.

The contractor shall obtain offers for additional construction or services.

The client provides district heating, water and electricity and, if necessary, an office.
