Description

Abbotsford Middle School is an existing two-storey building located in the Mill Lake Community adjacent to Abbotsford Senior Secondary. Two portables are currently located on the Northeast side of the site, with playfields located to the East. These portables will be removed as part of the addition. Tying into the existing building on the East side allows for the simplest and most cost-effective design, as the existing basketball courts provide a flat, open area that will accommodate the new addition and parking lot. The location of the addition adjacent to the gymnasium is also the least occlusive to the existing windows.The proposed layout will allow for another future addition of up to 8 classrooms, requiring only the east exit stair to be relocated. The elevator in the proposed addition will also provide accessibility to both storeys and simplify future additions. The perimeter of the proposed addition aligns with the north side drop off lane, allowing a minimum 1800mm walkway around the entire footprint.  All options will be sprinklered and connected to the existing building fire alarm system.36 parking stalls will be required by the City of Abbotsford Bylaw for the new addition and will be constructed off of the existing lane running north/south on the site. New parking will encroach onto the existing sports field which will have some impact on the drainage of the field.  A watermain partially in conflict with the sited location of the addition will require relocation. The existing SROW will require discharge and replacement with a new SROW to contain the relocated watermain. The project will evaluate two primary options for construction which will be selected to best meet the schedule and budget targets. Precast Concrete Insulated Panels with Steel Frame:These locally produced panels are erected on a slab on grade foundation and provide durability while matching the existing tilt-up structure.  Interior partitions would be site-built steel stud and gypsum board construction. The roof will be conventional steel truss structure, and floors will be a composite slab on steel beams. The need to prepare interior finishes and erect roof framing on site will lengthen the construction timeline for the primary structure, but the elimination of the firewall and crawlspace will reduce on-site works as well. Wood Frame Modular Construction: These buildings would be constructed in 12’ wide units and will be delivered to site to be landed on crawlspace foundations designed to recess the modular building slightly to provide level entry for access without requiring ramps or stairs. The construction timeline may be reduced by the delivery of modulars which may be landed on site in near-finished condition. This option requires the building to be constructed with a 2-hour fire wall, allowing for combustible construction on one side of the fire wall.  Site works will include non-combustible steel frame construction on the West side of the firewall at the interface with the existing building.The structure as selected from the options above will be installed on new cast-in-place concrete foundations. The structure will be designed for level entry for accessibility and will be set at floor level flush with the entrance walkway.
