Description

The property is a Wilhelminian-style villa, built in 1900 / 1901, with an enclosure and private green space.
It is located on the corner of Fürstenbergstraße / Prinz-Eugen-Straße in Wiehre on a plot of 976 m² (parcel no. 0-4776).
The building is included in the list of cultural monuments in accordance with §2.
The building has two full storeys, a mansard roof with a kneeling storey and a full basement.
No fundamental changes have been made to the supporting structure since the building was erected. The building therefore has an almost complete survival of the floor plans and the surviving wall fixtures, such as doors, paneling, floors and stucco elements.
The building services are largely outdated and will be completely renewed in the course of the renovation.
The ground floor apartment is currently rented out and will remain so during the construction phase.
The remaining areas are being renovated.
The rental apartment on the 1st floor is currently vacant due to the upcoming construction work.
There is a studio in part of the rooms on the ground floor. The studio use will be discontinued. As a commercial lease has been concluded for the studio use, this can be terminated within 4 weeks.
The current three rental units are to be increased to four. This will be achieved by converting the studio and the attic, which was previously unused storage space.
Two additional maisonette apartments are to be built, each extending over the 1st and 2nd floors. One of the two apartments will have access to a new roof terrace. This will create approx. 450 m² of additional living space. The total area to be renovated is approx. 620 m².
